BRE's comprehensive airtightness service helps building designers and contractors to meet Part L2 of the Building Regulations and minimises the risk of having to undertake complicated and expensive remedial work, and re-testing. In particular, we aim to make life as simple as possible for clients, guiding them through the new procedures to a successful conclusion.



BRE is accredited to carry out airtightness tests on buildings in accordance with CIBSE TM23.


We provide three levels of service.

Preparing for testing
Clients are provided with instructions on how to prepare their buildings for testing. This enables us to get the job done as quickly as possible, with the minimum disruption for the contractor.








Test equipment
BREFAN is BRE's fan pressurisation system for testing the air tightness of buildings. There are two sizes.

Large BREFAN
fan pressurisation system for large buildings
>30 m3/s air flow capacity
powered from a separate soundproofed three-phase generator
multi-point air leakage tests carried out
fan reversible for identifying air leakage paths

Medium BREFAN
medium-sized fan pressurisation system
5.5 m3/s air flow capacity
powered from 13 amp mains electricity
multi-point air leakage tests carried out
fans reversible for identifying air leakage paths

For very large buildings, a number of fans are used in combination.
